What is a Flat Fee (Un-serviced) Listing?
A flat fee listing, also known as an un-serviced listing, is a simple and cost-effective way to sell your property. Instead of paying a percentage of your home's sale price as commission to me, you pay a one-time, flat fee to have your property listed on the MLS (Multiple Listing Service). And if a selling broker sells your property you pay their company a selling commission.

The flat fee ranges from $500 to $1,000 based on different factors.

Distance from our office.
Unique complexities of the property.
Desired listing duration (e.g., 3 months, 6 months, 12 months).
How Does It Work?
You Pay Less: For a flat fee, your property is listed on the MLS, giving it broad exposure to potential buyers.
You Stay in Control: You only pay the selling agent's commission if a selling agent is involved in the sale.
No Extra Services: This option is ideal for those who prefer to manage the selling process themselves, without additional services from a real estate agent.
It's an excellent way to save money while still getting your home listed where buyers are looking.

As a real estate broker, We offer flat fee listings, also known as un-serviced listings. For a one-time flat fee, your property will be listed on the Canopy MLS. Beyond this fee, you’ll only pay the selling agent’s commission if a broker is involved in selling your home.
